Eligibility
Applicants must:
- Be first-time homebuyers and existing Middlesex County residents for at least one year.
- Complete an in person, group homebuyer training course offered by a HUD approved housing counseling agency. Class must be completed prior to closing
- Undergo budget review and individualized counseling agencies
- Only purchase a single-famile property. Detached homes, townhouses, condos, and co-ops are eligible properties. Purchase price cannot exceed 4 times income level with a maximum of $304,000.
- Have a mortgage pre-approval issued within the past two months
- Purchase their housing in any Middlesex County municicpality except New Brunswick and Perth Amboy
- Have total household income within certain limits, refer to the site or contact for totals
- Purchase property that meets HUD's Housing Quality Standards
- Be putting down at least 1% of the purchase price from their own funds
- Have co-signers of the primary mortgage also be occupiers of the property
