Eligibility

Open to anyone who has the following requirements: be a first-time homebuyer, household must have an annual income equal to or less than 80% of the median income for the target area, be the owner of the property after purchase, occupy the property as their principal residence after the purchase and attend HUD-certified housing counseling certificate classes offered locally, and be committed to post-purchase counseling.

Application process

Walk-in to pick-up or visit the website to download an application. Intake, application, and assessment are required.

Fees

None to apply, however the applicant must be able to contribute 1.5% of the mortgage using their own funds toward the down payment.

Provides financial assistance to eligible first-time home buyers purchasing a home in the City of East Orange. Assistance can be in the form of a deferred payment loan, which can be used toward the down payment and/or closing costs. Before receiving funds, home buyers must also attend a HUD-certified housing counseling class, and commit to continuing post-purchase counseling after they buy their home.
